How do you protect my client information and data?

You retain ownership of all client information. Lanyard's role is operational coordination only: we manage utility setup (utilities are held in your name), coordinate furnishings vendors, handle lease documentation, and schedule guest arrivals and departures. Client contact details, lease terms, and identity information stay in your systems.

All suppliers in our network sign strict confidentiality agreements. We do not share or store your client data beyond what's necessary to execute the coordinated services.

What happens if my client wants to book directly with a supplier I found through MasterKey?

That's protected by our non-solicit agreement. For 12 months after the program ends, suppliers we introduced can't transact with your clients without going through Lanyard. This keeps your relationship and margin intact. If a supplier violates this and approaches your client directly, that's a breach on their part, and we enforce it.

How does MasterKey compare to other platforms?

There are three main types of housing platforms: marketplaces (where suppliers compete on price), B2C booking platforms (where employees book directly and you become invisible), and white-label operations platforms (where you keep the client and the platform handles operations).

Most platforms are built for buyers. MasterKey is built for suppliers. You own your clients, you set your pricing, and we handle the operational work. No bidding wars. No losing your brand. No hiring additional staff to manage growth. You keep the relationship, and we keep the operations running.

What markets do you cover?

MasterKey operates through Lanyard's national supplier network. Coverage varies by location and stay type (corporate relocation, project-based housing, programmatic temporary accommodations). Each request is evaluated based on the specific location, budget range, timeline, and amenities required. For locations outside our active network, we can discuss custom sourcing arrangements and related fees. Availability and timelines will be quoted separately.

What's your sourcing standard for suppliers?

All suppliers in our network meet baseline requirements:

  • Licensed property management or verified owner
  • Clean eviction and compliance history
  • Utilities available in the lessee's name
  • Lease terms flexible for corporate programs
  • Clear pet policies documented
  • Unit condition and amenities verified

Suppliers are re-reviewed periodically. If a supplier falls below standards, we work with them to improve or remove them from the network.

How is quality maintained during a stay?

Lanyard provides ongoing vendor coordination and issue resolution through a single point of contact. Maintenance requests are acknowledged and addressed per our service level standards. For emergencies (loss of heat, water, power, or security), we respond without delay.

Partner feedback on supplier performance directly informs renewal and ongoing inclusion in the network. If a supplier consistently underperforms, we replace them.

Who holds the lease and owns the client relationship?

You do. Partner signs and holds all leases directly. Clients work with you. Lanyard's role is limited to lease audit, paperwork management, document retention, and operational coordination. We don't execute leases or claim ownership of client relationships.

You set pricing for your units, select the furnishings tier for each unit, maintain appropriate insurance and licensing, and ensure compliance with local housing and short-term stay regulations.

What if I need custom invoicing across multiple properties?

Standard consolidated invoicing is included in your subscription. Specialized invoicing arrangements—such as bundled invoicing across multiple properties or accounts—may carry additional fees, which we'll quote and confirm in writing before implementation.

What happens at renewal?

Your transaction fee is locked for 12 months from the date this Agreement is executed. At month 13, your rate automatically adjusts to Lanyard's then-current standard fee percentage. You'll receive notice of any rate change.

The monthly subscription fee will only be adjusted with reasonable written notice. If you terminate the Agreement, the non-solicit clause remains in effect for 12 months after your termination date.

If you want to negotiate an extended rate lock beyond the initial 12 months, reach out. Custom terms are available for high-volume partnerships.
